If your property is vacant, we have a database of premium tenants looking for our properties which we can access for you to obtain a new tenant. We will make contact with you to discuss the tenants, employment, income and the number of people that will occupy the property.
You have the option to receive your rent weekly or monthly and a statement is sent to you at the end of every month with any payments you wish to make from your rent. Example Rates/insurance/smoke alarm service…
Our aim is to provide you with the best possible service, to do this we follow a few basic principles:
We aim to have the lowest average of vacancy on your property throughout the year.
Before a tenant is approved for a property or we take over a property with a tenancy already in place, we advise tenants on how and when rent is to be paid. We then ensure that the tenant is aware of the consequences of nonpayment of rent. We receipt all tenant rents daily. This way we can see and eliminate the rent arrears before it becomes a problem which ensures you receive your rent on time.
All our leases are fixed term for 12 months. You can relate this to having a full time job as opposed to a casual one. With a fixed term lease your income is secure for 12 months. Fixed term leases are never permitted to expire as we offer another lease 3 months prior to the expiry giving the tenant two weeks to reply on whether they wish to renew or vacate. If they choose to vacate there is two months to secure another tenant which reduces down time.
We action any maintenance received immediately by alerting you to the problem and obtain a quotation for completion of the job. When authorized by you we issue a work order to our tradespeople who are accountable for a three day turnaround for job completion. This reduces any tenant disputes or issues.
We complete 4 Routine Inspections per year. You can choose the number of Routines you require however we recommend at the least 3 per year. Our Routine Inspection provide you with photographs and a full report of the property with any preventative maintenance which may be required immediately or in the future.
We will know two and a half months prior to the property being vacant as we forward all Lease Agreements for renewal three months prior to the end of the tenancy agreement. In this situation we can check our database for any suitable tenants who require the area. If we do not have a tenant on our database for the area we will advertise to secure a new tenant. During this time we will continue to keep you informed.
The tenant is made aware of their obligations BEFORE vacating otherwise it could end in a Dispute
with the RTA and onto QCAT.
Before your tenant occupies the property we take photographs and complete an Entry Condition Report of the property to give both our office and the tenant a reference point on how the property was handed over to them at the commencement of the tenancy. Upon vacate we provide the tenant with a Vacate Pack which provides them with contact numbers for Bond Cleaners/Contractors for any repairs. We then meet the tenant for a vacate meeting to discuss any items that may need attention. Communication is the key in this situation we therefore go through the property and provide them with an Exit Report which is handed to them for action if required.
At the renewal of each Lease Agreement we will complete a Comparative Rental Analysis to give you an idea of how the rental market is forming and the recommended rental increase. We will discuss the new rental increase with you and if you agree we will implement the new rent.

A. This is the million-dollar question, and it really depends on how your agency is set up. Landlords want to know that the property manager can handle the workload, will be able to give them quality customer service and regular communication. A. It is one thing to follow up with a tenant when they are in arrears, but it is another to recover the funds if a tenant does leave the property owing money and or damaging your investment. Ours starts with the application form, we utilise the information on it to commence our investigations, you will be surprised how useful that form can be in debt collection, especially if the tenant is refusing to communicate. In the worst case scenario, we will represent you at QCAT, will communicate and share with you the outcome of QCAT hearing, we will follow the directive of the hearing and exhaust all means necessary to retrieve all money that is owed. At the end of the day we are reinsuring you will do everything in your power to ensure you as our landlord isn’t out of pocket.
A. Depending on the Management Agreement you choose, being options 1,2 or 3. Options 1 and 2 you are always guaranteed rent even if your tenant falls behind or stops paying rent. Option 3 is our General Agreement. Our agency has Zero tolerance to rent arrears and we clearly out line this when a tenant is approved for any of our properties. However, if they do fall behind we follow our Agencies policy which stipulates our steps clearly. We are proud to say that we have very few issues in this area. We highly recommend Landlords insurance, as a means of protecting your property if things do go pear-shaped throughout the tenancy. If this does occur our insurance team member discusses the options with you and proceeds accordingly and swiftly. A. Maintenance can make or break your relationship with your tenant. It is the number one reason most tenants leave a property. This is why when we conduct a routine inspection that all maintenance that is reported is noted on the report, this report is sent to you as the owner and we will be in touch to discuss the options. A procedure would look something like this; tenants call through an emergency or urgent repairs, all other non-urgent repairs are discussed at routines or put in writing to their property manager. Emergency maintenance should be responded to within 24 hours, urgent within 48 hours, and non-urgent after routine inspections or on approval. As long as you the landlord and your tenants know the expectations it will reduce issues long term. And will build a strong relationship between all 3 parties concerned.
A. We follow the legislative requirements for conducting routines, ie every 3-4 months. We conduct a thorough entry and exit inspections as part of our servicing of your property as well. All property inspections are very much a part of our customer service, our reports are full of photos, details and a maintenance that will be discussed with you as required. We find that it is imperative that our owners are always kept clearly informed and up to date about the up keep and care of their properties.
A. We prefer to disburse our owner rental payments weekly on a Friday. This will be accompanied with a statement that clearly out lines your payment, fees and expenses. If there is any concerns or questions in regards to the Statement our helpful Accounts Manager will be happy to talk you through this with you.
A. We like to offer all opportunities to rent the property as quickly as possible for them. As a rule of thumb, we hold two open homes per week for vacant properties (one for tenanted), however, if a qualified potential tenant wants to view the property at another time, we will certainly accommodate them. At the end of the day we are in the business of renting properties, we have a goal of renting properties within two weeks.
